Just my opinion, and I know others will vary, but if I was your age, and I knew I wanted to get into real estate- I would go to real estate school at a local place (community colleges are usually well priced) and simultaneously seek someone accredited as a mentor in investing.  

I buy large apartment buildings in TX and GA and my offerings are available to accredited investors.Good luck.

There are always exceptions, historic areas, mansion avenue, the park area, the lake or river, or may be the university area.

Might want to consider the definition of accredited investor for guidance as well.

Probably way more initial cash flow, most likely better future profits and Burbank/Universal/Hollywood and more studios close by.

I also saw several crowdfunding sites and I learnt that I am not accredited investor and I do not see much options for me there.

There is a fair amount of turnover (average rental is about 18 months) but overall it's good.What helps us is we're in a college town and we market mainly on the university.

This fourplex is in a landlocked city near ASU, one of the biggest universities in the country.

They also are extending it for  members of a private accredited investment group if that requested it.  

It deals primarily with the abuse of America's college and university girls.
