Sell investment property to fund sales business growth?

Hi agents. I've been wrestling with an idea the last few months as my fourplex gets closer to being fully rehabbed and all leases turned over. I could sell this property and net $100k-$125k. If I could refinance the repairs into it and bring the interest rate down it would cashflow around $1000/mo. I can't refinance yet because I don have enough income history as self employed, so the way it sits now until I refinance it is basically break even on cash flow. What would you do? This fourplex is in a landlocked city near ASU, one of the biggest universities in the country. Over the long haul this is a sure bet. However if I sold and invested into marketing my home sales business, I could grow that business into a good income, $200k+ is the goal. I would love to hear your opinions as agents and investors. Local agents have weighed on both sides, however the agents who say keep the fourplex are investors and the agents who say sell aren't lol.
