All the lower rate lenders only offer recourse loans and use the DSCR as a means to work around "the ability to repay."       

I still would like to grow my portfolio in the mean time and know I will have the time and ability to hone a new skill.

Other perks include the ability to vest title in a LLC (if desired), the fact that there are no caps on the number of rentals owned, and the fact that these loans servicing companies don't report to the credit bureaus.  

See what they have the ability to do in terms of changing pricing.

I’ve been wrestling with the prospect of reconfiguring the layout/adding additional square footage, but since I’m so new to real estate I’m struggling to determine whether or not I would see a return on any of the money I would put into those changes. 

Generally speaking, I predict this doable but there is insufficient information here to determine if this is cost prohibitive. 

Not have the ability to close on them and etc etc.. that's NOT wholesaling that's brokering ..
