If it helps have people you trust look at the numbers, continue to follow-up with people that are knowledgable and that you trust. 

I would recommend only using pms that have been referred to you by someone you trust.

@Joe Splitrock It's 5 properties from a trust and I'm working with different lenders to see what makes sense for us.

Talk the the agent with the broker present and show the broker the e-mails and tell the broker you trusted that the agent had read the form and was advising you to sign it and it was all ok, that is why you have an agent to walk you through the process. 

Trusting the sponsor will be paramount to you sleeping at night, and I can't stress that enough.

It seems @Joseph Byrnes is a Broker so I would trust him.

Lenders' OptionsIf the property in question is security for a deed of trust or a mortgage, the lender most likely will not step aside and allow you to foreclose or receive a tax deed.

Not saying 70/30 is bad, but I never trust anyone that "assures me he'll be profiting $50k on every deal".  

As this is your first deal and you don't have trust with people it is important to see where the bread is buttered. 

Trust is key - reading few REI books, I have noticed similar echoes: investing real estate is about people.
