I live in Gold Hill Mesa.

I'm currently in Pine Hills and it's been difficult to find anything in decent shape under 225-250k, let alone a 3 unit. 

I'm in one of the hottest markets in the country (The Triangle, in NC) It's Raleigh, Durham and Chapel Hill.

Dont beat yourself up. great book is "THINK AND GROW RICH" by Naploian Hill.

In my experience, unless your property is in an extremely desirable neighborhood like Beverly Hills and rent is under market rate, you can usually come to a c4k agreement if you have an honest conversation with the tenant.

Ben Lomond, Felton, and Boulder Creek are just over the hill, near Santa Cruz, and have a lower entry point.

More if you need a sewer ejector to pump sewage up hill...

@Keishee Hill You did not give a ton of information on your property, but assuming it is a SFH or Duplex, IRC would require a 20 min fire door (or 1 3/8" solid wood or 1 3/8" solid or honeycomb steel door) between the garage and living space.
