@Sage Sager-Romanoa lot of this is going to depend on the work and effort you are able to put in.BRRRR is very difficult and very labor intensive.can you buy something in Texas now and keep renting in LV?

As @Nicholas L. always so brilliantly puts it, a house hack is the easiest way to accumulate properties for the lowest out-of-pocket.Buy a 4-5br home, rent each room, save that tenant-paid rent and buy again in a year or two.

Multiple times I was called over to fix doors that had been pulled off the hinges, Outlet covers that had been pulled off and broken, towel rods and toilet paper holders pulled off of walls, stuff put down the drains causing back ups.
