Of course some new home buyer can put up signs showing discontent with the builder that will give them bad press they do not want.When you are holding the builders payday you have their full attention.

I'm not sure if you're familiar with the Boston rental scene, but if your property is priced-right you will be rented year-round with 0% vacancy (on the September 1st or June 1st rent cycles).Admittedly, the Boston real estate market is very expensive and you'd be hard-pressed to find deals the "BP community" would applaud as a success given the "50% rule" and "2% rule" for buy-and-hold properties.

And then you've got the clause about how I'm not responsible if the TV goes out or if your power gets shut off (as tenants pay for their own power at my units).Really, though, if you have a drive to take on the responsibilities of a landlord, that drive should propel you to be the best landlord that you can.

Thank you both for your valuable input.Yes, they do have renters insurance which is part of our lease requirement.I believe they wanted something for damage to their rug and TV damage.Here is what my thoughts are:As @Jeff V. mentioned, I agree that it is mechanical problem and it should not be our responsibility other than removing water. otherwise there will be sense of entitlement going forwardAt same time they are nice people and I do want longer relation with them.So I am thinking that I should give them option that I can use shop vac to remove some water from rug and loan them my space heater for some time , so they can resuse rug.Sounds reasonable?
