Obviously, if you resell the home then the new owner becomes obligated for the lot rent (presuming the buyer is approved by the park).

We want to buy a bigger house (with parking) but we need to sell our house first in order to afford the downpayment on the next house.

It might be good to contact someone at a nearby trailer park.  

Rents are too low. 2 fams in Newark, unless are in decent areas like North newark (upper roseville section and has parking), ironbound, etc. are being evaluated primarily using their rents.

The lender may not permit the replacement property to be parked if the property will be the collateral for the loan. 

From the research that I have done about the surrounding area:- It seems like University Park is a hot spot. - I did notice an airport nearby, so possibly the property is 'centrally' located.- From a street view, going up and down the blocks, I couldn't tell if this property is in a highly dense location, or just simply located in the projects. - 1 Bedroom / 1 Bathroom rent is 500.00Look forward to thoughts and opinions 

Reynoldstown and West End are both enjoying a nice run up.Beltline has started over there (Adair Park and West End).  

After doing more research, I found that DORA states that a “Real estate broker” does not apply to any person acting personally acting as principal in acquiring or in negotiating to acquire any interest in real estate, or any person acting personally with respect to property owned or leased by that person....However, Article 1 of of the National Association of Realtors code of ethics states "Realtors®, when acting as principals in a real estate transaction, remain obligated by the duties imposed by the Code of Ethics." which includes all of the disclosure requirements.I found that the requirement to run all transactions thru the employing Brokerage comes from their rules that require them to monitor all transactions from employed brokers.
