What would be most bang for our investor buck?

This also works very well but to make a serious buck by California and NY/ NJ income standards, one has to invest in many units aka “doors”.

So, bearing in mind that we are in this for the truly long haul, what are folks seeing or foreseeing in the Milwaukee market in the small residential buy and hold realm?

(That says, “A principal residence is a property that will be occupied by the borrower for the majority of the calendar year,” but personally I would be leery of applying for a new FHA mortgage immediately after the year is up.)And I agree that you usually get more bang for your buck with more units (a 4F vs. a 3F and especially a 3F vs. a 2F).

BTW paystubs (and other docs) can be bought on line for 9 bucks; any company name you want and any amount; all withholdings calculated correctly too.

A lot of the books are also like half off for COVID, I picked up some of the tax strategy ones for like 20 bucks. 

I have a property that cashflow's $300 bucks and is valued at 240k with a balance of ballpark 50k.

You could also consider hiring a company to come do a top-to-bottom cleaning for a couple hundred bucks.
