I now want to start making more money off of it.I have found a really nice duplex for around $150,000.I don't know if it's a good idea, a good deal, if I can get financed or anything about buying something like this.I've spent hours listening to bigger pockets podcasts and reading forums, seeking advice and a mentor but I just haven't found the key to unlock this mystery.I work a hard job physically and mentally demanding that I hate and I'm looking for a way out.Can anyone give me a simple rundown on how to get started in multifamily properties or put me in contact with someone in or around Arkansas that is honest and can help?

If you bought at the peak in 2006 you probably had to come out-of-pocket to pay some portion of your mortgage and spent years trying to make up for that.

I did run credit check/criminal background check on the husband but not on the wife yet but I spent so much time and effort verifying their employment, residency history and checking their personal reference.

If I took 50% of the money I spent on travel, live sporting events and other splurges in the last 5 years I'd have more than enough for a down payment for 2 cash flow generating houses and much closer to financial freedom.
