My plan is begin my investing in Orlando, focusing on areas no further south than downtown.

Once you take title to the new property in the 1031 you may not use further exchange proceeds to rehab the property. 

And you could be out the cost of an inspection if they are really trying to hide something.Normally I hate the idea of “get it under contract and then negotiate further” but if the owner won’t let you into any units then you really don’t have a choice.

If you want to go a step further, there are tons of channel managers that will give you a central calendar and push to all the listings sites.

Graduate students, it depends on the students - some of them have regular jobs while they're getting their further degree.

Further, there are lots of other things that can go wrong that are far more expensive than a mortgage payment or three.
