If you put the effort into learning, then you will make a lot of money

Spend as little as possible - lest the Yellow Letter "gurus" bleed you dry on vague assertions of outrageously rich results - and realize that scaling up costly marketing efforts might be a futile pursuit.

Set up a keyword alerts for the area(s) you are looking to invest in and make an extra effort to interact with the "power players" in your region - they have tons of knowledge and can point you in the right direction for your market.

Either they don't cash flow in the stable markets you want, you have to pick them in less than desirable neighborhoods to make them cash flow, or they cash flow but only a few hundred bucks a month and it's just simply not worth the effort.

I'm grasping concepts with little effort.

We are looking to educate ourselves further and grow our rental property count in an effort to generate income while we still hold our full time jobs. 

Lately I've been spending a lot more time and effort focusing on the Indianapolis market. 

We currently are focusing our efforts in the Orange, Riverside and San Bernardino Counties.
