We are trying to build a network of hard money lenders who are willing to work with newbies with little skin in the game in Houston, TX.

This property will be delivered with clean title there may be half a years tax's or so but you would take that on.I want this to be a learning experience for the BP community to share with especially newer investors looking to get into the game...

I know how to make houses sell quickly, keep prices down on rentals but still look amazing, the only issue is, I've never found any properties for myself beside the house I live in, I have a good idea how to, but the investor kind of kept that part a secret to me.I only have about 15-20k I can use to invest, so I need to figure out how to get creative financing, the construction rehab part isn't a issue cause my construction company will do all work like we already do.

We are very interested in the buy-and-hold game for passive income to eventually earn enough passive income to quit our day jobs (obviously with realistic goals knowing it will take years).  

I am new to the game and am looking to help a local investor however I can.

In fact, the game was not about making money but rather mitigating the losses.  

What is you end game and how active or passive do you want to be in the process?
