Hey there, First time caller, big fan of the forums.

Small things since you have the chance to do it right the first time: solid doors instead of hollow core, antimicrobial paint in the bathrooms, double stud walls with insulation between units (sound is the new asbestos in multi-family), 5/8" drywall throughout (and something special/strong in the garage - see above), if ceiling light/fan combos - get the switch with the controls in it so the tenant is pulling on the fixtures chains and no remote to loose.

I live in a small New England community, there’s probably 10,000 people within a 15 mile radius of my town.

I’m a fan of using debt in growth markets and low interest rate environments.

Add an exhaust fan that is tied to the lights so it comes on every time the light does.

forget 1%, COC and cap rates here... focus on principal reduction, appreciation (very high) and squeeze out some minimal cash flow where you can1% rule (gcf or ncf), COC and cap rates are only accurate when looking at historical data so I am not a fan of using those for long term investment planningEquity/appreciation stacking/principle reduction always outperforms GCF long term
