Given this is my first investment, I want to try local before I go out of state.

To anyone that has experience in this, When it comes to mobile homes do I rent/ own the land and people pay to keep their home on the land?

I have a tenant who moved into my rental in California in Feb this year.

Equity / Capital Gains - This is usually a shorter term timeline. 

I've been wanting to do this for a while, but haven't had the courage to pull the trigger to start doing it.

Turns out, during construction, one of our vendors flushed something down the toilet, causing a clog, which led to the system overflowing and flooding the home.We ended up having to cut and replace drywall in multiple rooms and swap out the wet carpet, which will cost us around $10K.Mishaps like this will happen in Real Estate.

If so, and you have equity this can easily done. 

Will this cause more short-term rental owners to sell out on top of the noticeable increase we have seen this year because of the triple whammy?
