Accountants, Lawyers, Title Agents, etc. 

The way my lawyer wants me to do it is as follows. 

@Tae Seung Kim - our contracts have been put together by a lawyer, and our acquisition guy goes through the wording but not the legalities.

@Andrew SyriosI see but I am looking to purchase a property and just trying to mr proactive because I'm thinking about consulting my lawyer to put a clause in the contract before I send me offer in order to get my appraisal money back if the seller don't budge.

Or even possible refinancing into a true 30 year fixed at a very low rate and favorable government agency terms.I use a title company and their lawyer for a professional standard docs and closing on owner financing--gets all the recording and escrow set up clearly and properly.

If we both have real, working businesses and all is written up by the lawyers giving a reasonable rate, would it fly?

Do we need a title company or Lawyer to do this?  

I told her that I know of lots of scams like this and I would like to consult with my lawyer.

You should consult a lawyer about this one.It's suspicious that they want to pay so much (up front).
