Maybe you like to design a house so ask an Architect if you can help on the weekends, ask a property manager to let you shadow them for a month and learn all their tricks.

I guess another option is to see if there are any local investors in my area and maybe go in on something with them to off-set risk.And, yes, Natalie's numbers may be right -- I am hunting now for a tax professional in my area this weekend to speak with as hearing from all of you made me realize I'm clearly out of my depth.

I’d offer them $5k to be out by the weekend.

We do have a retail building though that was hit hard over the weekend, with at least 4 of our tenants being broken into.

The Seller even dropped the price an additional $5.k over the weekend, which makes it a potentially even sweeter deal! 

@Carl Suverkrop That's fantastic, I just met with a fellow Saffa investor in Charlotte, NC over the weekend.

My calculus is that in a market dip these satellite locations get absolutely hammered valuation wise and I worry rents would drop below cash flow.The one industry town is not as subject to price run up from my frothy market so might stay good in a dip... unless of coarse the state shut the jail down or began furloughing workers.I have decided I don’t yet have the balls or experience to brrrr in a location I can not drive to on the week end so am pretty limited on locations that meet the numbers.

I've learned a ton just over this weekend and so far I love the idea of being an agent. 

I would post a notice on their door with the incentive if they voluntarily leave by the end of the weekend that they won’t have an eviction on their record.  

I'm flying down this weekend to look at a nice 14 acre plot in of land that buts up to French Broad River in Newport, which seems to have some potential.
