Newport Tennessee relocation

Hi guys, looking to move down to Tennessee from outside of Buffalo. I would like to sell my current properties to relocate and invest in rentals, mobile homes and/or short term rentals in Smoky Mountain area. Ideally I would like a large property where I could have my family, room for future in laws to build, farm/gardens and animals as well as some rentals,  or rentals nearby. 
I'm flying down this weekend to look at a nice 14 acre plot in of land that buts up to French Broad River in Newport, which seems to have some potential. Anyone know about the rental market in Newport or nearby? I know there is some industry there like Bush beans and a sonatube factory. I wonder if I put 5 mobile homes on that property, how well they would do? We also thought maybe a short term rental right on French Broad River would be appealing. After selling everything, I will have about 450k to work with, and will likely look for work as a nurse down there. 
Any insight would be greatly appreciated and I am open to any good advice.
