In similar fashion, if you invest in Class A apartment buildings chances are you'll see single digit IRR  because there technically is not much more upside in that investment.

There is a pretty good chance that a seller communicating with a buyers agent of their own accord is going to say something which is illegal and get them into a bad spot without knowing it, likely with a fair housing violation.
