In similar fashion, if you invest in Class A apartment buildings chances are you'll see single digit IRR  because there technically is not much more upside in that investment. 

Have them pay for the screening (that on it's own scares a lot of people who know they have no chance of qualifying).

Do you do research on a bunch of them and bid on the ones that are being bid at a reasonable price, to increase your chances of getting one or do you narrow down to just one and go all out ?

There is a pretty good chance that a seller communicating with a buyers agent of their own accord is going to say something which is illegal and get them into a bad spot without knowing it, likely with a fair housing violation.

I agree with the man above that getting involved with a local event or club for real estate investors to get a chance to find one.
