Don't sleep on renting by the room in a single family home if it gets you a property in a better part of town.

@Sabina HasanGet an attorney asapEven if this person you are partnering with is a family member - their attorney works for them and not youYou will need to get a copy of all the documents from operating agreement and ppm or other documents being put together and have your attorney review them.

You can't do a 1031 exchanges with a REIT, but you could buy something turn-key in an appreciation heavy market, hire a solid PM, and start stacking equity to later 1031 into a turnkey multi-family and continue to grow.

- Do any of you have an str in a multi family, what are the regulations on that?
