thankfully the market went insane and i was able to make a profit even with my inexperience, BP definitely influenced all of my choices and in hindsight if i applied more of the tips i learned from listening to the podcast and reading all the books recommended i shouldn't have made half the mistakes but live and learn. on to the next one!

@Paul LaForgiaBelow are some tips to find a Local CPA that specializes in real estate1) Attend a Local REIA / Real Estate meetup and see who other investors are using as a CPA2) Network with other investors from your City/State that you find on bigger pockets and see who they use as a CPA3) Look for CPA's with good google/yelp reviews where 'real estate' is mentioned in the review.4) Verify that your CPA is licensed.

The problem is that with people we know, we are able to do the job without always following the strict guidelines that a normal landlord would have to follow.My question is, now that I'm getting a second property, renting to people I don't know, I want to go back to being as professional as possible, following the right routes, and doing the right things.Are there any forum posts that you guys suggest, in relation to my duties, responsibilities of a landlord, or just tips and things you do to come across as the best possible.Some examples may be;-Do I have to provide snow clearing and salt during the winter months?
