Most investors that I work with are also from california and they invest in the midwestern markets like ohio or Indiana and buy into appreciation and cashflow.

What works in one market might be totally off base in another and vicea versa.   

Sure you can rent the equipment and do it yourself , but Its back breaking work . 

At the end of the day, everyones ultimate goal is to become the bank and simply lend out a pile of money and collect a return rather than having to do the grunt work of making these assets perform.

Hi everybody, I have become close with a seller who is looking to sell the rest of his portfolio to me and is willing to work with me on the terms.He will make it so the properties will at least brake even on the cash flow side and only wants 10% down.
