The winters here are very mild (compared to the mid-west).

It is easy to rent out a nice home except things slow down during the winter months in kc in regards to rentals.

We are such the only potential tenants that despite my difficulties of getting past their cr*ppy automated outsourced TransUnion quiz they actually called us today (about a week-and-a-couple-days later) when they were closed for the holiday to finally ask if despite everything on my end if we'd still want to sign the lease lol. 

I am not sure about the cost in northern NJ but I'm sure you may know work done in the winter months will save you a few bucks.

Rental market is tight as most properties have been leased up heading into winter.  

These houses are in NC, so there's not much in the way of winter weather.  

You can send 3-day notices regular mail but must give the tenant an extra 5-days (excluding weekends and holidays) so they turn into 8-day notices.
