There is a huge family room on the 1st floor w/ a wet bar I'm converting to a kitchenette, then adding a shower to the lower 1/2 bath.

I can not wait to get my feet wet with my first flip.

I was very embarrassed, because no matter how many candles I had the smell was just not going away by this time I was getting bad headaches every day coughing sleeping all the time to the point where I went for full time at work to part-time work I saw when it rained in the porch where it was screened in right by the front door.

I am on that edge working for corporate amaerica. trying to get my feet wet in flipping and understanding how to make my first dollar with real estate investing. 

Account Closed it is always good to start with a SFR or Condo on the first couple of deals to "get your feet wet."

I am also starting out and wet behind the ears.

Just getting my feet wet . . . . testing the waters trying to transition my current LTR to a STR.

Especially if you leave shore.I would recommend going with a brokerage that has training and systems set up to assist you while you are getting your feet wet as an agent.

Also, since this is intended for family - many jurisdictions allow adding a wet bar to a room (e.g. small bar sink), and if you can do that in Fresno plus add a lock on the door, you'll have a de facto JADU without the other headaches.

I'm eager to learn and get my feet wet in the Real Estate Investing world.
