Do not expect the same level of service we get until you have done multiple loans.This is items that our mortgage broker has done for us in addition to getting us the loan: volunteered to be the escrow so that we could enter escrow on a weekend, had a contact do preliminary title searches for auction properties at no cost to us, providing us free access to a comp service that provides a property value as well as the comps used in determining that value, provided us contracts for purchases without an RE agents, and providing us free access to a skip tracing like function.  

I just turned 18 this weekend and would like to know how I should go about buying my first rental property which i will house hack for the first year or so.

This isn’t like returning the chain saw you only needed for one weekend to Home Depot....claiming you don’t like it.

I’m taking the weekend to consider an alternative offer that has better numbers.

So you do think that it's possible to meet home buyers primarily in the evenings and weekends? 

We ended up changing directions because I was working every weekend and profit margins are always slim working with investors as a contractor.

Saw a 6 unit building in scranton pa. called the owner, asked him if he would carry paper, he said he would consider it, turns out he lived in the city too, we met for a beer that night, talked terms, drove to PA that weekend, shook hands on the deal, wrote up the note and mortgage and transferred title, hired a property manager...

With that being said, if there are any investors in the Dallas Fort Worth area, I would love to work for you for free, nights and weekends. =) I am currently really interested in the brrrr strategy however, I do feel like getting my feet wet in any investing would be beneficial.
