You can call a few builders or the bank can let you know who is already approved for that County to help you get one that has experience and has already worked with the bank.

Hello everyone, I am a new landlord with little experience and wanted to get some insight on a rent increase I am planning on my rental home. 

I would just chalk this up to a learning experience and move on.

I find most "mentors" or "gurus" lack experience in actually doing it (those that can't, teach).

Maintaining and upgrading the property, hosting/viewings, short term rental (month to month) airbnb.

You will likely need experience with the type of deal for which you are raising money.

@Grace Santos what you can do, although tedious, is gather AirDNA comparables and then use google maps street view to see what the actual address is and send the address, the Air BnB listing, and the AirDNA printout for those specific comparables to the appraiser. 

However, I'm open to hearing different perspectives and alternative investment strategies that fellow investors may recommend.With that said, I would greatly appreciate any insights, experiences, or alternative investment suggestions that you may have.

I've had bad experiences with two different property management companies in Columbus that stemmed from them not taking timely action on repairs that cost me a lot of money and also not identifying obvious things in inspections that led to higher turnover rates and increased the time that it took to get the unit ready for the next tenant.
