Everything invested in high growth markets, regardless of the vehicle, will dramatically outperform and have much lower downside risk than anything invested in Michigan. 

I had to increase my auto coverage on each vehicle, I had to get a personal liability umbrella and then I could get a commercial liability coverage for the rentals/storage units. 

It was a royal PIA, but it was the right vehicle for us at the time, as we could not find renovation money elsewhere.  

Rental properties are nothing but a mathematical formula, just like owning a stock it is an inanimate object and a financial vehicle to get you to your goal.

Just curious as I have no experience with them at all and it hasn't scared me away yet from a 3 unit property that I just put an offer on.My main takeaways:Need strict rules in lease about what can be used for toilet paper, laundry frequency, waste/chemicals going into the sink.300-800 maintenance every couple years for pumping/inspectionExpect five-figure costs if you have major repairs or replacement.Anything else I should be looking out for?

Agreed and we're going to see it in the auto industry as companies continue to transition to electric vehicles.

The Austin MSA has been a powerful vehicle for investing for many people and has strong projected growth ahead.  

We also just purchased 3 Moke electric vehicles (google it, they are awesome) and are going to be renting them out to our guests as well.

rent a large vehicle or truck - you'll need it if you go this route.
