Useful perhaps if you have unexpectedly high expenses that year that can help reduce this extra taxable income.Consider this alternate solution: Have an escrow company hold the funds and disburse them monthly/yearly to you according to your lease.

-Enzyme solutions are available at pet stores and do a great job of eliminating odors because it's basically good bacteria eating bad bacteria.

Hello All:I found a deal recently that delivered great cash flow (even at the 50% rule).I made an offer which was accepted and I was very happy.I have moved along with the deal and the appraisal came in about 10% BELOW my offering price.I am aware of all my solutions, but that is not my issue......I was perfectly happy to buy the deal at my offer, but now the low appraisal has me DOUBTING my original offer even though the numbers are solid!

Some of the more bizarre: A window for an old Jeep Cherokee was left behind (found behind a door).A new, crated shower stall was once left in my parking lot (there was some weird story behind it like the tenant had intended to use for an in-laws remodel).Too many artificial x-mas trees to count.A machete (under a mattress)On a turnover, I once vacuumed under a refrigerator of a condo and just kept sucking up dried up dead small birds the tenant's cat had hunted and left behind.

Everyone wants to make money, but we also want to pick just the low hanging fruit, if we have to climb the tree, it better be worth it, in my neck of the woods, 100k in 6 months, that should translate to 50k in my pocket after double taxation and everything.
