There is a really good book titled just that "Buy, Rehab, Rent, Refinance, Repeat" by David M Greene. 

Hey @Travis Boughton, you can follow this guide https://www.theaterseatstore.c...It is centered around home theater sound proofing but will give you a good idea of what it takes.Decoupling the drywall on the ceiling, double sheets of drywall and Green Glue between the sheets will eliminate most of the sound transfer.

The key is choosing the right market and building your team.You can read or listen to David Green's Book, BP Published, which has some great tips that could help you out.at the end of the day, it is almost like investing out of state, the key difference is your ability or inability to borrow money in the US.

@Jonathan Greene I was looking more outside of the Monmouth county area just because prices tend to be a little high in my area and I think I can get a better bang for my buck outside.

I have just read David Greene's book sold and Gary Keller's book the millionaire real estate agent.

@Alecia Loveless, the book you’ve mentioned in your post was written by David Greene who used to be a police officer in Northern California, but he is now a real estate investor.
