It depends on your tolerance and risk level. 

What I don't tolerate is young people who know they are in a rental situation and adopt or buy a large dog, and then don't understand why they have trouble finding a place to live.

That said having no debt on a property can be less risky, it just depends on your goals and risk tolerance.

I don't deal with rookie buyers, I don't have the patience nor the risk tolerance.

Bigger question is what funds do you want the money going back into.Its really up to the details of your personal situation and risk tolerance
