Im quickly working my way up as a investor and cash flow is rising and my tolerance for my job is falling even faster.  I am surrounded by employees and there have to have a job mindset.  I have no mentor after I lost my dad and im having trouble mentaly getting in to this new direction in life of not working for the man.  Any advice from some one who has been threw this already would be great!  I just read the article ---8 Crucial Points to Consider BEFORE Quitting Your Job to Invest Full Time---  A good read.  I have a few single fam homes paid for, I just bought a 28 unit retirement complex and am now under contract on a 246 unit self storage facility that is the deal of the century.  Just these  last two deals will replace my income at my job.  Im still just struggling with the whole idea and security.

Thanks in advance.

@ Patrick Hagens the article, "8 Crucial Points to Consider BEFORE Quitting Your Job to Invest Full Time" was a great read.

My questions to you: are you planning on buying more investment properties in the near future and how long have you been an investor?  Or more specifically how long have you been showing on your tax returns that your investments/businesses are cash flowing? The reason I ask is that your job could be helping you get qualified for financing your projects.  Many commercial lenders look at your global debt to income ratio which is all your income and all your debt.   Lenders will also be looking at your liquid asset (not including your retirement accounts) so make sure your capital is built up like the article says. If you are planning on making a purchase in the near future, make sure your tax returns are showing you are cash flowing for 2 to 3 years and that you have the capital required for down payment and reserves so you can get approved for financing on your next project.  Hope this information helps you in making your decision.
