@Andrew R. you should have the following contingencies at a minimum:1) Inspection Clause2) Appraisal Clause3) Do Diligence time period to include receiving leases, maintenance records, repairs/remodeling records.One of the many benefits of using an investor friendly real estate agent is that they will have access to local, lawyer drafted, contracts that will include all of the necessary contingencies to protect the buyer (and seller).

If any remodeling is necessary (which is mostly the case in inner city Amsterdam) I arrange the complete construction process, from architectural drawings and municipality permit to selecting the right contractor and supervision up till the last key exchange.
