Not sure if you need to think about budget or not, but downtown will be very very expensive.I don't think there are enough lots that trade that there would be any time of accurate or even ballpark pricing.I don't know anything about it, but there does seem to be some good demand in self storage parking and also in truck parking.

The longer lease, assuming strong credit tenant, means you will have a secured income for a long time.  

If some of you think now is an awful time to do this (re: interest rates) I'm open to being told to wait as well.

Busy time of year, for that size it sounds like they're pricing themselves out of the job.Meaning, they have enough work and don't want to flat out refuse the job.

We are in the process of purchasing a home in Bremerton and we live in CA at the present time.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
