One thing with honeybees is that if they aren't managed properly hives can split and half the hive will leave and try to find a new place to live, this is called a swarm and it's literally a huge ball of bees that are all surrounding their queen looking for a new place to make a home.

The problem we’re having is locating really any multi family homes in our market and surrounding markets (Nashville, TN).

@Ryan Corbeil There is definitely something to be said about surrounding yourself with a group of likeminded people that are doing the same thing you want to do, however there are a ton of resources and people on this forum that can probably help you without you having to pay a bunch of money for a mentorship program.

The exodus out of Chicago is pushing prices up in the surrounding suburbs which was my original strategy for selling out and buying in better managed states.
