There is a BIG difference between an investor buying with a mortgage because it's smart (has a supply of cash, doesn't have to be for the whole boat, but enough to know it's not a worry) and an investor buying with a mortgage and using all of their money for the downpayment (not solid).2.

Next time, you may consider not supplying the W/D or offer them as a courtesy if they're already there but stipulate that if they break, you aren't fixing or replacing.
