I got a call on a mailing I did from a guy with a condo that is cashflowing close to the 2% rule ($50K and renting at $950) I started looking at comps and see there are plenty that realtors are promoting as "Investor Heaven!".

My plan was to buy and hold them indefinitely for supplemental retirement income, but I have recently begun to think about selling one or two. 

Many may disagree, but in the beginning I recommend a team of Me, Myself, and I ... those guys may not be the best in the business, but they work hard and work cheap and once they learn a lot you can promote them to management over the rest of the team, who they will know how to hire having previously filled those positions.

Most people buy way too much because they 'love their family" and do not advocate buying a mutual fund with the difference between term and whole life as it is a silly numbers game to promote other products pushed by ins companies!

- Average promote was 67/33 - albeit none of them were actually 67/33, but there were a lot of 70/30 and 60/40 (i.e. 70% to investor, 30% to sponsor, etc

They were also giving out $100 Home Depot gift cards but I don’t know if that promotion is still going on.

Cash is the king and I need cash flow so I can supplement my income or retire at some point.

We would like to buy and hold, and are looking for some monthly cash flow to supplement our future Early Retirement plans.We have lots to learn, and are just starting to dig through the resources on this site!
