If they had a pool they'd be ideal.

Sounds like unless there is a pool of cash to pull from, hard money lending (or private money lending) is what will cover capital expenses.

On the one hand, the built-in tenant pool is appealing, but on the other hand, I remember going to a party in college and a girl peed in the closet. 

I don't discount rents and always have a good pool of qualified applicants who are not students. 

This home has a pool and a great view in the backyard and it is fully renovated from top to bottom and has marble floors.
