What is the highest offer to expect from a rehabber

My house is in a desirable middle class neighborhood, in a very desirable position. built 1980, pool and 20x20 playroom (or fourth bedroom) added1995.

new roof, paint 3 years ago, new swamp cooler 4 years ago, new water heater 5 years ago

it needs updated, kitchen both baths, floors, pool. 

Ballpark remodel estimate ~ $45K, sale price should be $200K, +/-

AS is, not really move in ready, maybe $150

What reasonable offer should I expect from rehabbers? Thanks
