Yes, appreciation is also happening, but if it is substantial, I would always opt to use the equity to borrow more money and buy more properties to get to the Time Freedom Point faster.

@Gulliver R.Mobile home park's differ very substantially from real estate with buildings on them.Taxation differs as it depends on if you own the trailers/houses on the land.There are potentially more components in a mobile home park that may be eligible for bonus depreciation.Something to consider when speaking with your CPA.

From my own search on MLS, I have not yet found any confident positive cash flow rentals in Clovis Unified. 4 - If you are strictly looking at 3 bed, 1.5 - 2 bath do not affect your rent by a substantial amount but obviously 2 bath is more desirable in terms of demand to rent as well as to sell in the future. 5 - Positive cash flow from what I have been reading is not easy in California nowadays - unless in a neighborhood where property values are low but rent amount is "OK", which would be somewhere I wouldn't feel safe living at.
