You have started on the right track, by engaging in studies of REI, listening to the podcasts to gain additional knowledge and understanding of this expansive field with various niches.Yes, it's challenging to have a full time job and do REI part time.

I have been told that if I can not show 2yrs of tax returns with rental income (from any/all rental properties), then any rental income would not be counted as income to assist in qualifying with the loans.  

An experienced agent or broker who has done residential/commercial deals should assist you in crunching the numbers and help you find deals that make sense for you financially.

I have also tried to schedule an appointment to meet with you at your office about some things I need your assistance with via your website.  

Keep studying the market and get real good and comfortable penciling out your purchase offers.  

I have been doing some reading on how to study a market for investing and after I read several articles I feel confident in knowing how to investigate a market but then 5 minutes later I feel lost and don't know where to start.
