we do a lot on that site.. pretty straight forward put up your deposit to bidif you win.. it may or may not be accepted by the seller.. then you will put up EM and close like any other transaction.. unless your talking about sherrifs sales...

Does anyone have any information to share in reference to Home Path properties.  

Also, an Architect should have a relative idea how much it cost to build so that they do not lead the client down the wrong path.

I take it this is not a well-trodden path for many in BP. 

If anyone has any advice on how to team up with someone business wise, secure creative financing, or just really get moving down this path it would be greatly appreciated.  

As a newcomer to the real estate investing world, I recognize the importance of connecting with seasoned investors who have navigated similar paths.

There are any number ways to do that but you need to understand your best path before you plunk down the cash. 

For me, I much prefer to buy a building with a quick path stabilizing it to highest and best use, rather than buying something with way below market rents and turning over 1 at a time or dealing with displacing tenants in general. 

The team included a local lender with gray hair because an experienced lender approves the loan the knowing local market trends and the path of development.
