Nor do we ever supply a tenant with a lawn mower, chain saw or even a snow shovel!  

The idea of going to a Benjamin Moore store or painting supply store isn't a bad idea... 

Hi All,Newbie here. 55 yr old planning to retire in 2 years, learning about real estate investing in order to have a source of steady inflation-proof cashflow (in addition to stock dividends) prior to taking social security at age 70 - so I don't need to sell stock investments.

This is my niche and I love it because I get tax write offs such as interest and depreciation, rent bumps, and  a steady passive return while the tenant builds me additional equity. 

Landlord may record a memorandum (referring to this provision) that the interest of Landlord shall not be subject to liens for improvements made by or on behalf of Tenant, and Tenant agrees to do all things necessary to prevent the filing of any mechanic’s or other liens against the Premises or any part thereof by reason of work, labor, services, or materials supplied or claimed to have been supplied to Tenant, or anyone holding the Premises, or any part thereof, through or under Tenant.

We do have a problem here and it isn't demand - it is lack of supply, particularly at lower price points or really anything under the median.  

I think it's $10 for visitors to get in, but they supply free soda and pizza, so if nothing else, you get some food out of the deal. lol

Besides flipping houses, I still do a handful of deals each year for other people, which helps out during slow times.Currently, supply here is very tight and prices have been going up.

I currently teach some college classes online, and own a small business selling jewelry making supplies on Etsy.

I am looking at a steady plan that works, not a get rich quick with no foundation.
