Ask them to list tool inventory and supplies that they currently have in stock or on their truck(multiple cordless drivers, skill saw, oscillating multi tool, sanders, mider saw, table saw, t-square, carpenters square, hammers, drivers, multiple sizes of shop vacuum, etc). 

I personally fell through a floor on one of my houses and went straight down 4 feet. 

Would you mind sharing a little more of the specifics of your rental (price paid, # of bedrooms/baths, square footage, occupancy rate, annual revenue, etc.)?

Also Irving Park, West Edgewater, West Logan Square and on the southside Mckinley Park, Bridgeport and Brighton Park are all on the up.

If you have enough liquid funds to feed the deal until it gets on its feet, that might work too. 

Tenant Cloud is cheap and has some good features….but accounting is not one of them.I jumped into tenant cloud with both feet, partially because I read a lot of positive things right here on bigger pockets. 

It's a great group and since it's national you can meet people in your own community AND you have support and feet on the street in other markets, should you choose.
