Third is to get an official estimate when the house is under contract, because unless you have a really good contractor friend, people will probably stop giving you free estimates.

I was wondering if that would be smart as a first time investor and wanted to see if anyone had taken this on or if there was any advice anyone has as far as making this happen?

Your contract makes it appear as if the tenant pre-paid a year's worth of rent increase at $750 so they could demand you return the unused portion.It would be far easier to just write up an agreement that says the tenant is paying $9,000 towards the cost of a new garage and that the garage will be your property and remain  your property, even after the tenant departs.

I think there are only 2 components to wholesaling 1) assigning contracts (table flipping); 2) double closing (taking title and reselling)....

Also, make sure the contract for the owner finance does not have an early payment penalty. 

Because there is no flex in this period after day 45 we always highly recommend that you actually get your new properties under contract during the 45 day period to mitigate risk. 

I have no experience with attorneys whatsoever but if I am using my own contracts and a title company do I really need one?
