He is asking 20K which is below market value for the area.Both sellers are willing to do seller financing and are extremely nice to talk to so I'm sure we can work something out.

You may send out hundreds of letters, and get dozens of phone calls and a few interested sellers and maybe one deal.  

Normally these wholesale deals are done personally seller to buyer without agents involved.This would be a bird dog finders fee situation if you can pull it off.You are not gonna get a full 3% or more commission from a wholesaler.Have you alerted your investor to the property and gone to see it yet?

Try to set up at least 1 listing appointment (I'm only dialing to sellers). 

Unfortunately doing this on the side of an already demanding full time job makes it more difficult to participate in something like wholesaling. 

I have had a very profitable business purchasing non-performing, seller financed real estate secured notes.  

My goal is to offer a win-win situation for the seller and buyer.

Lastly, if I want seller to take care of the liens, do I just stipulate in the contract?

I'm wondering if someone has a sample  letter in regards to the obligations to keep taxes current and demand to cure this default in payments back to me as I will pay?
