If your intent is to self manage, don’t sign with a company.  

I have dedicated my time at one point to property managing, leasing consultant, Maintenance, birddog, wholesaling, and crunching up lots of numbers on Zillow, Redfin, Loopnet etc.. for self educational purposes and really just getting the time and practice in to sharpen up my skills.  

I'm looking at either SFH or even Townhomes if the numbers make sense and something that I would self-manage.

Being an investor, self managing my own portfolio PLUS 30 years in law enforcement as a police/fire/911 dispatcher - this nothing more than family drama. 

I self-manage my only investment property (just starting out) and wonder what is the best place to find tenants these days?

I have a small portfolio and self-manage and intend to grow steadily over the next 20 years and then retire.  

For those of you managing your own property, what supporting documents besides tax returns do you ask for when your applicant is self-employed?
