Roofs, HVAC, Water heaters, kitchen and bath remodels, tenant turnover (typically repairs and maintenance) cost me much more than $220 per month.  

I am looking for a list of recurring maintenance responsibilities (both landlord and tenant) that can be used in a maintenance calendar as reminders for both landlord and tenant.

I made sure I kept six months mortgage for vacancy and any initial rehab/maintenance.

Do you have an arrangement lined up for maintenance and repairs? 

Hopefully, you can see if they are financial occupants vs physical occupants (non-payers), the turn over expenses, the maintenance the building requires based on the mechanicals, who is paying the utilities, etc. 

Sounds like you have a team for maintenance so that is great. 

The previous owners had exposed drywall/studs, chipping paint, and some other minor deferred maintenance.

Owners complaining left and right about maintenance and repair costs, as if a building never has anything go wrong.
