You should figure out what you are looking for (training heavy, lead providers, some sort of mentorship etc) and then roll from there.

It also sounds like you have a good nose for sniffing-out guru BS 💩As you are aware, the real estate industry is full of gurus that oversell and under-deliver on expensive, half-***, 'push-button' software that's used to up-sell you on their 'mentorship programs' for thousands of dollars. 

Outside of that I'd imagine you'd get push back from the tenants.

Section 8 is not necessarily a bad thing but I'd definitely look at their rent roll and a 12 month operating statement.
