I have had good luck meeting local investors though my REIA, take them to lunch, ask them how they started and then shut up and take notes.After you understand the process, focus on the deal.

The usual remedy for bad landlord behavior is moving (just like not going back to a bad restaurant) but you’d probably have to document the action and your reaction if you plan on breaking the lease over it.

Just got shut down by my HOA last week.I stood up in the HOA monthly meeting and spouted a speech about how the HOA is raising the dues and my taxes are going up and I’m having a hard time paying my mortgage (the mortgage one was a lie).

Restaurant - this is a little tough depending on whether the site is prime enough to attract national chains or is it just enough for local players.

Also easier to shut down one apartment for work vs all 3.
