It think you will do ok but I think there are areas that offer a quicker return and by rinsing and repeating you will be miles ahead rather than waiting for the project to be completed around you.

Can't remember where I read this suggestion, but it is what I'm doing right now:  keep turning those great deals you're finding over to others who are ready, able, and will be repeat buyers (of course, you'll be making money during the process), and get so good at it that it will fund the first deal you do for yourself.
